The front desk person was friendly and helpful. She also does an excellent job maintaining the property. It is very clean. The rooms are also very clean. This is a no-frills motel, but it is a great place if you're looking for an affordable, comfortable and clean stay. I have a nice car and the property felt safe, even though it was packed with my daughter's apartment belongings. The property has been updated on the exterior, and most of the rooms have also been updated.

I really did not have any issues. If I have to mention anything at all, it is that the wall air conditioners are a bit on the loud side. They were also spotless, probably the cleanest wall a/c's I have ever seen in my life.

The location was excellent. My husband and I are in our 60s and we're walkers. It was a straight walk into downtown SLO (maybe a mile?). And a few blocks uphill from a wonderful art store. The owner of the hotel is very nice and welcoming. While breakfast isn't included, the price point for the area is very reasonable and the hotel has a mini fridge and micro so we were all set. Also, it seems like the hotel has just undergone a renovation and everything in our room looked fresh and modern. The only thing that looked old was the hotel sign overhead. Lol. We would definitely stay there again.

The ac was loud. I wanted to keep it on the energy saving option but had to set it to regular as the unit turning off and on every several minutes was noisy.

The motel is extremely clean! The grounds, the rooms, everything. You can tell that they really take pride in making sure that everything is sparkling. The room we were in was next to office. It was updated and very comfortable. The staff is friendly and helpful. This is a no-frills, spotless place to sleep at an exceptional price.

The only thing I did not particularly care for was that the HVAC wall unit was a bit noisy. It was the cleanest that I have ever seen, and was not malfunctioning, but just blows a bit loudly. It was not a big deal.

It’s a mom and pop shop, free of corporate greed. Updated room, comfortable bed, new appliances, everything I needed. For me, it was walking distance to restaurants and shops straight down Monterey street. Compared to other places I stayed, an incredible value. Personal service, they own it. When circumstances of my stay were shortened, they were very gracious in changing my reservation. We’ll be back in this area for vacation at some point, this will be the first place we check for a room.

I recently stayed at the Sunbeam Motel in San Luis Obispo and couldn’t have been happier with my experience. The rooms were super clean and cozy, making it easy to relax after a long day of exploring the area. The location is spot-on, close to all the best spots in town, yet tucked away enough to be nice and quiet at night. What stood out, though, was the staff. The cleaning crew did an amazing job each day, ensuring everything was spotless and comfortable. And I can’t say enough good things about Jerry, the property manager. He was incredibly friendly and went out of his way to make sure I had everything I needed, even sharing some great local tips. If you’re looking for a place that’s clean, convenient, and run by genuinely caring people, I’d highly recommend the Sunbeam Motel. It’s a little gem in San Luis Obispo!

Everything was great!

Cute little place, very reasonably priced, clean and in a convenient location. It's not the most luxurious and the rooms are small, but for my purposes (coming in late at night on the Amtrak Surfliner) it was great. Front desk is not on duty 24 hours but Jerry was very responsive and communicated promptly.

Not a lot to be done about this but my room on the first floor got a lot of noise (as in footsteps) from the room above. Next time I'd probably opt for second story. Pillows could use an upgrade.

It's a great value and a great location. I've stayed here twice. The owner is very nice and check-in is a breeze. The room is very clean.

The beds on my second stay were not as comfortable as the first room. This trip I was in a room closest to the street and couldn't leave any windows open because of the noise. The sulfur smell others have mentioned has been in both rooms and is the most off putting part of staying here. Everything else is easily manageable.

The staff was very accommodating when I asked to have a quieter room.

The only things I didn't care for were: 1)the AC outlet on the lamp was faulty and I had to work around this by pulling out the table and accessing a cord there; 2)I could hear the guests in the adjacent room; 3)the AC said "do not use" and the alternative (I guess) was a tower unit that didn't do much. All of these are relatively minor; fortunately the adjacent guests went to sleep before I did, and I left the room for the evening so the AC was not a factor.

Really great hotel for the price, I spent a long time comparing hotels for my stay in San Francisco and every hotel the reviews had something to complain about so I just went with this which seemed decent enough and was cheap. I was very pleasantly surprised! The room was clean, comfy, and had everything I needed. The location was really convenient, a short 5-10 minute walk from Union Square with a 7/11 and a Wallgreens on the way. The 24/7 manned reception for buzzing people into the building made it feel safe. I'd definitely stay here again if I went back to San Francisco.

The room only had wall lights/lamps so it was a little dark but I kind of liked the ambience. No aircon in the room but I stayed in April so didn't really need it with San Francisco's weather, I'm not sure what it would be like in the hotter months.

Floor was dirty, may have been swept. But some white clothing moved along the floor came up rather dirty. This was the only downside. Also Very squeaky bed. Baby asleep next to me in his travel cot and every time I moved the bed made noise was worried I would wake him. But this is a very minor concern. This place is wonderful overall and such good value for money
