Decent price, great location and large room. The kitchen staff were lovely, especially Dulce, who was so friendly and kind. Breakfast was excellent. The room was mostly clean.
A couple of cleanliness issues in the room, which were not well dealt with. Spoke to a person on reception about these issues one day, saw her the next morning and no follow up from her or even a greeting. Neither girl on reception was especially professional, they should learn from the kitchen staff how to speak to people properly. A sweet dog in the yard opposite which was sadly left outside for many hours a day would often bark a lot as you walk by.

We are allocated an upp floor room (Douro) with nice afternoon sunlight, shaded by trees and facing the road but it's quiet at night. Also good windows to keep noise and cold out. Within walking distance to Initiation Well/Quinta da Regaleira & town centre & various F&B. An excellent Italian restaurant below. No lift and the main bldg door and the room door each hv a key. U hv to look for the small lodging sign on the bldg. Egress to the bldg has a little slope and the reception & free water & dining area are in the neighbouring lodging. No reception or access aft 6 pm. QR scan required for vehicle entry to the road or we hv to walk abt 200m fr the main road. Each QR scan can only be used once. The room has some renovations like the windows & poor paint job. However, the external doorknob is missing and the door is misaligned with the frame so the door is closed/opened with a bit of force. Bkf spread is reasonable & served in a cosy dining area by a friendly staff Isabel. Pre.check in communications & throughout the stay with the staff was excellent. Response via sms whatsapp was quick.
It is inconvenient to get to/from Pena Palace or Monserrat Palace (additional 20km or 30min) unless the vehicle goes into the access road using QR scan. Because of the vehicular access issue, it takes time for uber/bolt to get to the lodging. Not convenient or easy to walk to Sintra train stn due to the steps down & uphill roads. No glasses/cups or kettle. No complimentary water bottles. (can get free lemon water in the day b4 6pm fr the next door lodging. The bathroom has no vanity top or hook. Only a towel rack. Water leakage fr lower part of the shower door soaks into the timber floor. Need to mix the hot & cold water manually. No bracket to the shower handset so 1 hand has to hold it during shower.

Responsiveness of the owners and giving instructions via phone and text messages. The location was great in my opinion, although it is difficult to park. Also the breakfast was good and diversive. The location is perfect and if you are a little of a sports soul, go up to the Pena palace by foot and you will have a great walk of 45 min and 20 min back and spare money for a good lunch in a restaurant nearby.
It is very difficult to park directly in front of the property because the slippery pavement and narrow driveway make parking very difficult. But it is not impossible. If you are lucky, you will get a parking space on the street and that is also great.

I've been here the third time and keep coming back because the staff is lovely and it's a superb location in the historical centre. The rooms are all comfortable and well maintained. We had a room facing the street but because it's blocked at night it's still quiet. It's easy to get around, they offer breakfast, and store your things if you want to explore beyond your check out time.
I wish there was counter space in the bathroom to leave your toiletries, maybe a stool or a little shelf, and some hooks for towels, which had to be kept outside of the bathroom in the room we had this time. Also a trashcan in the bedroom would be great! And the hairdryer was pretty well-used and had some melted parts. But all these are minor details, overall I was very happy to stay here the third time and plan to come back the next time around.

Lovely and cosy, in an extremely convenient location two steps from the main square of the old city. It's a small place decorated with love and passion. Very quiet and full of nice flowers. I would stay there again without any hesitation.
For such a cosy place I would have expected a more authentic breakfast. But apart from the ham which was of great quality, the rest, especially the sweet part, was average and quite industrial. The friend I was travelling with is gluten intollerant and unfortunately there was nothing for her. We were told we should have warned them beforehand, which I find quite strage nowadays when every hotel/guesthouse should have a gluten free corner.

The room was charming, comfortable, and very clean. The staff is extraordinary.
The shower is difficult to manage, the bathroom is really tiny. A large person would have difficulty maneuvering it. And there is a regular sewer smell that, at times, got pretty intense. Also, the room I was in was on the the third floor, and there is no elevator. While Sintra itself is not good for disabled people, so this might not be an issue for most visitors, this is a challenge with heavy luggage. Granted, the staff helped with the luggage, but it was a issue that detracted from the stay.

The staff were very attentive and nice. The room was extremely spacious and comfortable, perfectly clean and tidy. The bed was the largest I've ever slept in and very comfortable. Small touches, like giving us a few books and magazines, as well as lemonade and cookies at the late check in, were very appreciated. The breakfast was very diverse and tasty, including the bread. Great coffee too, and a nice place to eat breakfast outside.
The noise insulation was not the best on account of the building construction not being recent (a traditional house).

The hotel is in a great location. The hotel provided directions which appeared to be a little tricky (the street is very narrow; car traffic is very controlled). We arrived by Uber, the driver didn't speak English so I called the hotel and was able to hand my phone to the driver who was given precise instructions. The hotel room is sparse but comfortable, especially the bed. The shower provided abundant hot water. The complimentary breakfast was lovely, the community table was attractively set and inviting. The staff went out of their way to be hospitable and accommodating.
This is not a complaint, but people with mobility issues should be aware the short walk to the entrance is on an incline.

Very central to all the tourist attractions. The biggest bed I have ever seen - comfortable. Room (Dao) and bathroom very good.
We had our car and although there is a few parking spaces; one is not allowed to drive in that street certain hours. Only residents and official businesses. Parking on the streets around it is very expensive and 4 hours at a time. If you are lucky enough to find one! Entrance to parking at accommodation is extremely narrow and at a very difficult angle. We had to turn the car 180 degrees in a one way road (single lane)

Location in town, walk to Quinta de Regaleira. We had a spacious, airy blue room (Vinhos Verdes) on ground floor with a little balcony. Superb Italian restaurant Fatto, right below the building
The driving direction said to look out for a narrow ramp on the left when it's on the right, right after Fatto restaurant. So we missed it and it's a one-way street. Directions should be corrected. Warning! The ramp is barely enough for a car and turns in a sharp angle from main street.
