The rooms were nice, overlooking a canal and close to Cannaregio area.

I think they could improve the services provided by the staff. They close the reception for a few hours in the middle of the day and we had yo take our luggage out hours before we left to the airport. I understand if this was late at night or early morning, but in the middle of the day it was a bit annoying.

Quiet area, away from main tourist attractions, but close enough to waterbus network. The waterbus service, (which is different from the Venice transport buses), from the Airport 'Orange route', stops quite close to the hotel. Small supermarket fairly nearby. Nice room. We bought the two day waterbus pass, which we used a lot! We also joined the 'Guru' free walking tour on our first day and discovered all the little known back streets and history. Venice main tourist areas are incredibly busy, even at the beginning of May and the waterbuses can be very crowded. But if you chose your timings carefully, it is a truly unique and amazing place to visit.

Our bed was an old spring , rickety one which was uncomfortable and felt like it might fall apart any minute!! There is no kettle. Apart from that, everything else was adequate.

Apartment is heavily used … need maintanace and some cleaning… shower door is broken… 1 more coffee cup would be great (we had 1 for 2 of us)

Location was great. The area was quiet and well lit. We were two women travelling together and felt very safe even at night. Close to the train station, supermarket and The Grand Canal. The facilities were modern and there was plenty of room and good storage. Cooking facilities were ample if you chose to eat in or there are some great restaurants nearby for eating out. It was very clean and comfortable!

Our room was a little noisy from neighbours upstairs dragging chairs across the floor. It was a bit difficult to find the property due to the hedge that covers the entrance to the reception, so a sign would be handy.

Excellent place ! What I like so much is the location not too far from St Lucia Train and bus station. I made the right choice for an authentic Venice experience in a historic city and your window opened right up to the canal. The room is quite large, good value for money. Comfortable bedding and essentials, floor heating and washing machine is awesome. A quite neighborhood. smooth checking and staff were friendly.

If only you mention beforehand that the wifi internet is still in the work, we thought the wifi is already up and running in the room the date we stayed. Had to go to reception and at night time I had to be outside of reception room in the cold to get wifi. Bedframe in the room made so much noise on every little move.

Location was excellent. Apartment was very comfortable and team in charge of the property is very hospitable. They went out of the way to help us check in (our train was delayed beyond their working hours). Would love to come back and stay again.

Check-out time at 10:30 AM is too early as we don't want to rush or enjoy that day on leisure when on a holiday. Also, the luggage counter is closed from12-2 PM so it is a hassle to carry it along if you want to withdraw in this time slot. The Air-con is only in the main hall with a fan in the bed room.

Thanks for the early check in - we got our keys at 12:00 and didn't have to wait. The apartment is huge and looks much better than I expected (looking at the photos). It was very comfortable, there is a washing machine and ironing facilities. The hotel is located in a quiet neighborhood.

A lot of dust on the bathroom vent and on the lower shelves in the wardrobe - these places are probably rarely looked at. Otherwise the room is clean. There can be mosquitoes (there is a canal nearby). Electric Insecticide is available, but it would be nice to have a couple of mosquito repellent plates.

The room was pretty spacious for one person and could have well accommodated 2. There was a washing machine, a fridge, a microwave, basic kitchen cutlery which made the room feel like a mini apartment. The bed was comfy. The receptionist, Emmanuele, was very friendly and welcoming. Grocery store and bars nearby. Overall, good value for the money.

Nothing to complain about. The hotel is in a quiet location, a 30-minute walk to St Mark's square which may only be a downside if you don't have the time to walk (which wasn't the case for me).

We liked the location, close to the railway station and the water buses. Accom had plenty of room which was appreciated. Also close to a lovely canal that had plenty of eateries and places for a drink A bonus was the washing machine- came in very handy Staff were friendly and helpful with lots of information Bed was comfortable but still can’t get used to pillows in Italy 😀

No ones fault, but it was a bit dark with the shutters and being on the ground floor it was difficult to have the shutters and curtains open to let in light, as people could see in, but we managed

A fantastic place, the location is 5min from the train station and it has very easy access to main streets in Venice. The area was more residential and quiet, away from the crowds but also within minutes from a main canal with water taxis and bridge leading to shopping street. The staff were very polite, helpful and spoke excellent English. Our apartment exceeded our expectations- it was very spacious, clean and tidy, it had a whole kitchen fully equipped and ready to use. We stayed in January and the place was very warm and comfortable. Truly an absolute gem for a family vacation or chill stay.

Our apartment was on the second floor with stairs to take, if you're not comfortable with stairs perhaps request an apartment on the first floor.
